Property Inspections Mean Peace of Mind for Buyers

After-The-Sale surprises, such as leaky showers and doors that won't close, or a furnace or water heater that doesn't work can cause untold aggravation for everyone involved in a real estate transaction. Most home buyers spend only 3O to 45 minutes looking at the house they will eventually purchase. They check out size, location, cosmetic features and maybe the school district. But, they seldom take note of structural and mechanical systems. There are two professional inspections that you need for complete information about the property you want to buy.  1. Pest Control Inspections

 Covers infestations and infections by wood destroying organisms and pests, and searches for all conditions likely to cause such infestation and infections. It also includes earth to wood contact, faulty grade situations, cellulose debris under the home and excessive moisture conditions. This inspection will also check for signs of water leaks, water infiltration and water damage, such as in the shower, bath, under the toilet and sinks.

 2. Home Inspections

Covers all the major components of the home as to its structural integrity, functionality and mechanical soundness. It includes the following and more:

 Safety hazards, drainage, soil movement at the site. Serviceability of the roof, appliances, air conditioning and furnace; the electrical system, for code compliance and safety hazards; the plumbing system, for leaks and corrosion; the attic for insulation and ventilation; and the foundation crawl space, for any structural failure or movement.

 Both inspections cover the same areas of the home. But, they are looking for different "red flags". The home inspection will not comment on possible signs of termite infestation and the pest control inspection will not comment on the electrical system.

 I insist on both inspections. Together they give you the clearest picture of the actual condition of the home. I want you to have all the facts so that you can make the best decision about what to ask the seller to fix.
